Known as the Silicon Valley of India, Bengaluru has long been a magnet for IT professionals, startup founders, and job seekers from across the country. Its booming tech industry, pleasant climate, and evolving infrastructure make it one of India's most sought-after cities to live and work in.
However, this popularity comes at a price-literally.

According to a report by ANAROCK Research, property prices in Bengaluru have surged by a staggering 94 per cent between 2019 and the first half of 2024. The average cost of residential property rose from Rs 4,300 per sq. ft. in 2019 to Rs 8,151 per sq. ft. in early 2024. This sharp rise has made homeownership increasingly out of reach for many first-time buyers.
Affordable Housing Still Exists - But Mostly on the Outskirts
Despite the soaring prices, not all hope is lost. A recent compilation by Hindustan Times highlights several affordable neighborhoods on the city's outskirts where homebuyers can still find flats priced under Rs 50 lakh.

The report lists several key areas that continue to offer budget-friendly housing options:
Whitefield (Outskirts)
North Bengaluru (including Devanahalli and Hoskote)
Electronic City Phase 1 & 2
JP Nagar 7th Phase
Puttenahalli
Sarjapur (Fringe areas)
Chandapura
Nelamangala
These localities generally feature 2BHK apartments with 750-900 sq. ft. carpet area. The properties range from newly constructed buildings to older units that are 5-10 years old. Most of these are standalone apartments developed by local or mid-tier builders, offering basic amenities without the high price tag of premium gated communities.
Area-Wise Highlights
Nelamangala (Northwest Bengaluru): Offers several housing options within budget; attracts those looking for space and affordability.
Electronic City Phase 1 & 2 (South): Well-connected to IT hubs and employment zones; popular among working professionals.
JP Nagar 7th Phase and Puttenahalli (South): Affordable units with access to key infrastructure and daily essentials.
Sarjapur and Whitefield (East - Outskirts): While central parts have become expensive, the outer zones still offer deals.
Chandapura: Near Electronic City, 2BHK flats start at Rs 45 lakh. The area boasts good connectivity and is seeing fast-paced development.
Hoskote: Located in East Bengaluru, it features 2BHK flats priced around Rs 47 lakh. The locality is gaining popularity due to upcoming infrastructure and planned growth corridors.
Things To Consider Before Buying
While these areas offer hope to budget-conscious homebuyers, they come with certain trade-offs. Being located on the city's periphery, they often lack robust public transportation, premium infrastructure, and may involve long commutes to work hubs.
Moreover, Kiran Kumar from Hanu Reddy Realty cautions buyers to be mindful of project quality and legal documentation. "The few options available near the city centre often come with significant compromises," he told HT. "These are typically projects by smaller local developers, often situated on narrow lanes or in low-lying areas. Many also face issues related to incomplete documentation or ongoing land disputes."
