DDA Approves Major Reforms to Revitalise Delhi's Commercial Real Estate Sector

The Delhi Development Authority (DDA) has introduced significant reforms to boost commercial real estate in Delhi. These changes aim to attract more investment and encourage large-scale development, according to a statement released on Friday. The DDA's meeting, led by Lieutenant Governor V K Saxena, resulted in a major reduction of amalgamation charges for commercial properties from 10% to 1% of the circle rate.

DDA Reforms Boost Delhis Commercial Real Estate

High amalgamation costs have long been a barrier for developers in Delhi. This reduction is expected to stimulate new commercial projects in the city. The DDA's statement highlighted that this move will make underutilised commercial plots financially viable, enabling developers to consolidate land for large-scale projects.

Commercial Property Valuation Adjustments

Additionally, the DDA has adjusted the multiplication factor for auctioning commercial properties. It has been lowered from twice the circle rate to 1.5 times. This change aims to align property valuations with market conditions, making Delhi more competitive within the National Capital Region (NCR).

For years, developers have cited regulatory cost differences between Delhi and nearby cities as a reason for relocating projects. By addressing these issues, the DDA hopes to attract more commercial investment back into the city.

Narela Development Plans

Beyond commercial policy changes, the DDA has approved a shift in land use across several sectors in Narela. The goal is to transform this area into an educational hub while also developing a multi-sports integrated stadium and sports complex. These initiatives are expected to accelerate Narela's planned growth as a sub-city.

The DDA's official statement further elaborated on these plans, indicating that they are part of a broader strategy to enhance infrastructure and amenities in Narela.

Upcoming Housing Scheme

The DDA also plans to introduce the premium housing scheme 2025. This initiative will offer 177 residential flats to middle- and lower-income groups through e-auction. Prime locations such as Vasant Kunj, Dwarka, Rohini, Pitampura, Jasola, Ashoka Pahari, and others are included in this scheme.

This housing scheme aims to provide affordable housing options in desirable areas of Delhi, catering to diverse income groups and enhancing residential opportunities.

The recent reforms by the DDA are designed to revitalise Delhi's real estate sector by reducing costs and improving competitiveness. These measures are expected to attract more investment and development projects back into the city, fostering growth across various sectors.
